Documents you'll likely need

A general checklist of what lenders typically request from newcomers. Every lender sets its own list, and requirements depend on your immigration status and program.

Identity & immigration

  • ●Valid passport
  • ●PR card or Confirmation of Permanent Residence, or
  • ●Work permit (lenders often look at remaining validity)
  • ●Second piece of government ID where available

Income & employment

  • ●Employment letter (position, salary, start date, status)
  • ●Recent pay stubs
  • ●Probation details if applicable
  • ●Notice of Assessment / T4 once available
  • ●Foreign income documents, if a lender will consider them

Credit

  • ●Canadian credit report (pulled with your consent)
  • ●Foreign credit reference letter or international credit report where available
  • ●Statements for any Canadian credit cards or loans

Down payment & funds

  • ●Typically ~90 days of account statements showing the funds
  • ●Records of transfers from abroad (wire confirmations)
  • ●Gift letter, if family is contributing and the lender allows it
  • ●Funds for closing costs (land transfer tax, legal, etc.)

Property

  • ●Signed Agreement of Purchase and Sale (for purchases)
  • ●MLS listing
  • ●Current mortgage statement & property tax bill (refinance / renewal)

Helpful tips

  • Keep money transfers traceable, avoid large cash deposits before applying.
  • Ask your bank abroad for a credit reference letter before you leave, if possible.
  • Don't change jobs or open new debt mid-application without asking first.
  • Lenders may request more items during underwriting; this is normal.
